Mesa Verde Property Management, Inc. provides the
following services for a low monthly management
fee:
Advertise Vacant
Properties
Mesa Verde Property Management will place a
"For Rent" sign on your property and
coordinate the advertising of your property in
local print media. It has been the experience of
Mesa Verde that between the sign and local
newspaper advertising that 90% of all properties
will rent within thirty (30) days or less. In
addition to traditional advertising, your property
will be available here, on the web, 24 hours a
day. Mesa Verde Property Management is also a REALTORŪ and a member of
the Multiple Listing Service that will allow other
agents knowledge of your property. Mesa Verde Property Management will
answer and return all calls and inquires regarding
your property.
Show Properties to
Prospective Tenants.
Mesa Verde Property Management will show your property to every
interested prospective tenant. The company will
set appointments, provide applications and present
the material information to each interested
person. Mesa Verde Property Management abides by the Federal Fair
Housing Act and will not discriminate against any
protected class of people.

Verify and approve Rental Applications
Mesa Verde Property
Management is interested in renting to
individuals that pay their rent on time, take care
of the owner's property and do not disturb the
neighbors. To determine if a prospective applicant
meets these requirements, Mesa Verde runs a credit
check upon the applicant, verifies previous rental
history and current employment status. The
application screening is the most critical part of
property management. Many problems and potentially
difficult situations in the future can be avoided
by conducting a through background check.

Establish
a Legal Residency.
Mesa Verde Property Management has the necessary legal forms to
create a tenancy between the company and a
prospective applicant. The legal forms set forth
clearly the relationship between the Mesa Verde Management
Company and the resident. In addition, the
documents clearly state the duties,
responsibilities and obligation of the tenant. The
documents also set forth the consequences and
penalties for failure to comply.

Collect Monthly Rents
After the tenant has moved into your property, Mesa Verde
Property Management will collect the rent on monthly bases. The funds are
deposited into an owner-agent trust account. Your funds are insured by the FDIC
up to $100,000.

Subcontract Maintenance & Repairs, if any
If your property should need repairs or
maintenance, Mesa Verde Property Management will send qualified
independent vendors, sub-contractors or
technicians. These repairman provide a quality
service for a reasonable price. Mesa Verde
developed long term relations with many of its
vendors. The company works on a high level of
trust and confidence that has been developed over
many years.
The vendors are fully aware of the constraints
and restriction on dollar spending limits without
prior owner approval. They are also aware of the
financial limitations of owners. Hence, many
vendors will stair step their repairs to achieve
maximum benefit or repair for a minimum amount of
expense.
Monthly
and Yearly Statements
On the 20th day of each month (except
weekends), Mesa Verde Property Management will generate a monthly
statement showing the amount of rent collected,
the management fee deducted and less maintenance,
if any. The statement will include the monthly
proceeds unless the owner has directed the company
to deposit the funds in the owner's bank account.
The December statement is the owner's year-end
statement. Each will contain a summary of the
revenues and expenses for the month and a
year-to-date report of revenues and expenses. In
addition, Mesa Verde Property Management will file a 1099 for each
owner.

Non-Payment
of Rent.
If, for any reason, the tenant fails to pay
his/her rent, Mesa Verde Property Management will automatically
initiate the procedures necessary to evict the
tenant. It has been the experience of the company
that if a tenant is unable to pay one month's
rent, it is unlikely that he or she will pay two
month's rent and no one has ever paid three
month's back rent. Since many of Mesa Verde Property Management's
owners are out of state or out-of-town, Mesa Verde Property Management
will retain an attorney to file the eviction
(forcible detainer) for non-payment of rent with
the Justice Court. If at any time the tenant pays
the rent with late fees and the associated
expenses incurred to that point in the month
(attorney fees, court filing fees, process server
fees), Mesa Verde Property Management will dismiss the legal action.
The objective of the company is to protect the
owner's rights and property at all times.

Termination
of a Lease or Rental Agreement.
Almost all tenants give proper notice and
vacate the property in a clean or somewhat clean
condition. Upon the termination of a lease or
rental agreement, Mesa Verde Property Management will walk though the
property, account for the condition of the
property, charge related damage or excessive wear
and tear to the tenant's refundable security
deposit and return the balance to the tenant.
Between tenants is the best time to coordinate
deferred maintenance or repairs. The company will
coordinate the clean up and fix-up of the property
and contact the owner should there be items that
require his or her attention.
